1) Download WindowsXPMode_en-us.exe from Microsoft. You'll need to run the validation tool to prove your copy of Windows is valid.

2) Then use 7-Zip or another archive tool to open the EXE file as an archive.
3) Within that archive, find the "sources/xpm" file within it, and extract that folder to your hard drive.
4) Finally, in the extracted xpm file, you'll find a file called VirtualXPVHD. Rename it with a VHD extension
5) make a VM with XP setting and mount the vhd as the HHD
Notes:
I used Virtualbox for this
When you first run the XP Mode VM you will boot into a small xp setup program where you might not have mouse support only keyboard but this will only take about 5 minutes
Activation is not possible even with valid XP key but with unsyncing the time you will have a permanent 30 day trial period
without activation no updates are available

EDIT: It can be activated and windows update works
cant post here as it can still be used to activate XP which is still supported and against the rules
